Prior to the commencement of the development hereby approved details of an ecology mitigation and biodiversity enhancement strategy in accordance with the Preliminary Ecological Assessment shall be submitted to and approved by the Local Planning Authority in writing and thereafter implemented in accordance with the approved details unless otherwise agreed in writing by the Local Planning Authority. The details shall include:
    • Retain and manage existing on-site trees and scrub;
    • Use native species (or species with wildlife benefits) in the landscape planting;
    • Incorporate bat boxes / tubes into proposed buildings;
    • Sensitive lighting design to minimise impacts to bats;
    • Deadwood features within landscaping.

Conditions:

  1. Prior to the commencement of the development approved by this planning permission (or such other date or stage in the development as may be agreed in writing with the Local Planning Authority), the following components of a scheme to deal with the risks associated with contamination of the site shall each be submitted to and first approved, in writing, by the Local Planning Authority:
    1. A preliminary risk assessment which has identified;

      3. a conceptual model of the site indicating sources, pathways and receptors;
